This new build situated in the Southern Suburbs of Cape Town, entails 6 floors of apartments. All the internal walls are specified to be AAC coupled with a hybrid external wall system between AAC and clay bricks. The internal skin of the 270mm external cavity wall is designed with a 100mm AAC block and the outer skin of the cavity wall will remain clay bricks.
The developer along with the Project Engineer, managed to reduce the development costs substantially during the feasibility stage of the project, by implementing AAC into the structure for all the walls. AAC allowed for the total dead load of the structure to be reduced considerably, therefore allowing the size of the foundations, structural columns and slabs to be reduced.
In addition, it was also important for the developer to have security that the selected wall medium would be robust enough to accommodate young students in relation to conventional dry wall systems. Aertec’s total system was implemented on this project whereby CEM-SKIM 100 was also specified as the render for direct application to the AAC walls at 5mm thick.
