This building in the V&A waterfront is one of Africa’s greenest buildings and was awarded a 6 Green Star Office Design rating by the Green Building Council of South Africa (GBCSA). The air conditioning for the building is distributed in the void beneath a raised access floor. It circulates and then trickles upwards at low levels. This system allows for the air to require far less energy to heat and cool and requires far less energy to pump through the building. Aertec’s AAC is recognized as a green building product through Ecostandard SA and was required to compartmentalize the HVAC areas and serves as a dual service which would penetrate through the raised floor to create the plinths for the new offices. The lightweight and thermal properties but more importantly the versatility of AAC made it the material of choice for this specific application. A large amount of services run below the raised floor which makes building over and around these services challenging when using conventional masonry inclusive of dry walling. AAC however, can be easily cut and shaped into any form to accommodate these ‘obsticles’.
